The photo above is what the southeast corner of Euclid and West Pine looked like in 2015 when the Koman Group announced a $31 million plan to construct a 6-story mixed-use building on the site.
Three years later “The Euclid,” designed by the Trivers architectural firm, is complete. The building is directly across West Pine from The Orion, which was the first of 5 apartment buildings (the others are Lofts @625, Citizen Park and The Milton) that have been constructed or renovated on or near the Euclid corridor over the past few years.
The Euclid’s ground floor tenants include Danny Meyer’s Shake Shack, and locally-owned Kaldi’s Coffee and Pi Pizza’s offshoot, ‘ZZA.
The entry to The Euclid Residential Apartments, which contains 71 studio, one-and two-bedroom units on floors 3 through 6, is located at 40 N. Euclid at the south end of the building (under the white balcony in photo above). The second floor space is being offered to commercial tenants.
The photo above shows the contemporary two-story lobby. When I visited several weeks ago with Koman Properties Property Manager Drew Nelson, he described The Euclid Residential Apartments as “tech-forward.” Visitors’ access to the building is via a “virtual” concierge, enabled by an app on the tenant’s phone. An app also sends a message when a package is delivered to the mailroom.

There are 16 different floor plans at The Euclid, each named after a street in the CWE—Taylor, Whittier, Hortense, etc. What I noticed immediately upon walking into the display unit, above and photos below, are the floor-to-ceiling windows and 9′ ceilings, which are common in all the units. The 2-bedroom, 2-bath 1,100 s.f. unit shown in these photos leases for $2,800 a month. All but 4 apartments have balconies.
The window in the display unit’s second bedroom (above), which looks south on Euclid, underscores the architect’s intent to connect residents to the streetscape.

The photo above shows the entry to an east-facing 536 s.f. “Pine” model. The floor-to-ceiling windows and high ceilings contribute to a spacious feel. Bottom photograph: The bedroom alcove (right) is located between the kitchen and bathroom. The Pine units lease for $1200 to $1600 per month.
In addition, tenants pay their own electricity, bundled utilities (water, sewer, trash) $50 to $100, and internet $75. Parking is available in an underground climate-controlled garage, $125 per space, $175 tandem. Short term leases (6-month minimum) are available. The Euclid offers a “preferred employee” program. Ask leasing agent for details.
The Euclid Residential Apartments opened March 15 and are currently 58% leased. For each new lease Koman Properties makes a donation to a local charity.
These new residential properties have not only altered the streetscape along Euclid, but have also brought an influx of new residents to the neighborhood, resulting in bustling sidewalks and an infusion of vitality.
