Koplar Properties and Chicago-based partner Albion Residential have submitted an application for zoning variances required for the development of a proposed 30-story glass-sheathed apartment building on the long-vacant parking lot at the southeast corner of Lindell and Kingshighway. The $135 million project, designed by Chicago-based architectural firm Hartshorne Plunkard, features 292 luxury apartments and 340 parking spots.
According to Sam Koplar, Hartshorne Plunkard does impressive work. “We were drawn to the firm as they specialize in historic buildings, and we wanted something that fit in well with the context of the neighborhood.”
The proposed building located between the 36 story One Hundred Above the Park and the iconic 26-story 1929 Park Plaza will add significant population to that prominent corner in the Central West End.
It seems like an appropriate use for such a prominent corner of the CWE. Although it will start as a rental project, once all the depreciation tax deductions are taken it will probably be converted to condos. In the end, it will provide more views to more people.
Affordable housing is still needed. This won’t be it.

I assume it will be rentals not a condominium. Are there really enough people to rent all the new apartments in the area?
